Minimum Qualification: Graduate / Post Graduate in Law from a reputed institute
Minimum Experience:
- 7 – 10 years of total experience, and at least 4 years in the real estate industry
- At least 3 years’ experience in a leading law firm with Litigation/ Non – Litigation background.
Special Skills/Attributes:
- In-depth understanding of drafting agreements like Development, Sale, Lease, Leave & License, Condominium Documents, Tenancy, Surrender of Tenancy Documents, Service Agreements etc
- Statutory/ Regulatory Compliance Management
- Should have the knowledge of leasing administration process
Overall Purpose/Objective Of the job:
Responsible for supporting the leasing/projects/center operation teams by providing expert advice on legal and regulatory matters related to the project/center, ensuring total compliance
Key Responsibilities:
- Ensure that the projects maintain a strong and consistent legal compliance record and also are completed and operated as per statutory/regulatory norms and no penalty clauses are invoked against the Company
- Support the project team in negotiations with project contractor/suppliers, and by drafting, reviewing the documentation of contracts/POs
- Ensure and oversee timely submission of relevant documents and returns to external stakeholders / regulatory authorities and represent the company for resolution of any legal issue or escalation
- Drive legal negotiations personally with inline/vanilla clients a and ensure the process of lease negotiations with all tenants is carried out as per the defined process
- Ensure the registration of the final agreement document is carried out as per statutory guidelines
- Ensures compliance of all legal documents with relevant legal framework
- Vet the termination notices to be sent to clients and review the replies to the legal notices received or legal issues
- Provide legal assistance in cases of any material breach of non-negotiable terms and conditions and for termination of agreement
